The villas at Baan Seaview Holiday Villas range from 33 m² studios to 120 m² villas, one of them with three bedrooms and three bathrooms. Several have a sea view and others have a mountain view, and some include a full kitchen, a balcony or terrace and air conditioning.

Beds are king or queen size, and the two 120 m² villas offer a choice of bed set-ups. Many units have a private bathroom with a walk-in shower, and capacity runs from two guests in the studios to seven in one of the 120 m² villas. Several units also have a flat-screen TV.

The grounds have an outdoor swimming pool and a separate children's pool, with a garden, a terrace and BBQ facilities. A kitchen is also available, and there is a laundry service as well as a laundromat.

Lamai is one of the main beach areas on Koh Samui, a stretch of sand lined with small guesthouses, villas, food stalls and massage shops. Baan Seaview Holiday Villas sits on Pracharakpattana Road, about 410 m from the beach, which keeps the sand close without the villas being on the water's edge. Food stalls and massage shops line the roads around the area, a typical scene for this part of the island.

Hin Ta and Hin Yai Rocks, also called Grandma and Grandpa Rocks, are rock formations on the coast, 2.9 km from the hotel. The Big Buddha, a large statue on a hill, is 10.7 km away, and Samui Airport is 8.3 km from the hotel. Taxis and hired cars are the usual way to reach the sights on the island, and car hire is available. Wat Lamai, a Buddhist temple in the same area, is also nearby.

A simple day could start with a walk along Lamai Beach, then a visit to Wat Lamai and the Lamai Fresh Food Market in the morning. In the afternoon, Hin Ta and Hin Yai Rocks make a good trip, and in the evening the Lamai Night Market has food stalls and everyday goods. Silver Beach and Coral Cove Beach are other beaches within a few kilometres, so a day can take in more than one shore.
