The whole house is let as one, with three bedrooms and two bathrooms in 130 m² of living space and room for up to nine guests. The property has air conditioning, a balcony or terrace, a garden and a fitness centre, and the kitchen has a refrigerator, stove, microwave and dishwasher.

The house offers a choice of bed set-ups in its Private Villa, and guests can use the gym, the board games and the children's books and toys. Infant cots can be requested directly from the property, subject to availability, and children aged 2 to 7 can use the existing bedding.

The surroundings are green and rural, with village houses, small temples and rice fields close by. The old capital's ruins lie within the Historic City of Ayutthaya, a UNESCO World Heritage Site that was first inscribed in 1991.

Wat Phra Sri Sanphet, the royal temple whose three chedis are the best-known image of the old capital, lies 3.1 km away. Wat Mahathat, where a Buddha head sits in the roots of a tree, is 3.6 km away, and Wat Chaiwatthanaram, a Khmer-style temple on the Chao Phraya riverbank, is 4 km away. Don Mueang International Airport is 52.2 km from the villa and Suvarnabhumi Airport is 79.9 km, and both are reached by road.

A day can begin at the temples of the old capital, with Wat Lokayasutharam and its large reclining Buddha, and end back at the villa in the garden over the rice fields. The Ayothaya Floating Market & Elephant Village makes an afternoon outing as well, and the fitness centre is there for a workout after the ruins.
