The accommodation is made up of villas, and each has a private bathroom with a walk-in shower, an electric kettle, toiletries and towels.

Sitaya Beachfront Villas is in the Wok Tum area of Ko Pha-ngan, a small village area on the island's coast where several bays and beaches sit close together, including Ao Nai Wok and Ao Plaaylaem. Ko Pha-ngan lies in the Gulf of Thailand, and a stay on this part of the coast is mostly about the sea, the bays and the walks between them. Baan Wok Tum and Baan Nai Wok are the nearby villages, and the bays along this stretch of coast are the main draw for guests.

Ao Plaaylaem Beach is 300 m away and Nai Wok Beach 700 m. Nearby, the HTMS Phangan 713 Warship Museum, a former naval warship open to visitors, is 1.1 km away, and Thong Sala, the island's main town and ferry port, is 1.4 km away. Ko Pha-ngan Pier, the island's ferry terminal, is 1.5 km from the villas, and Phantip Market is also close by for everyday shopping.

A day in the area can start on the sand at Ao Plaaylaem, continue with a visit to the warship museum, and finish with an evening stroll through Thong Sala. Boats from the mainland and from Ko Samui arrive at the pier, so the crossing is part of the journey to the villas. Samui Airport is on another island, so arrivals by air need a boat connection before reaching Ko Pha-ngan.
