The accommodation includes standard rooms, bungalows and a cottage, measuring from 12 to 30 m². Some rooms look onto the garden, and some have a balcony or terrace.

Across the property, rooms can have air conditioning or a fan, a private bathroom with a shower and towels, a desk and free bottled water. Beds include a King bed as well as single and double set-ups, and some rooms sleep up to three guests.

4T Guesthouse is in Sukhothai, the provincial town of central Thailand, on Remklongmaerumphum Road. The town is best known as the base for the ruins of the old Sukhothai kingdom, a UNESCO World Heritage site, and the guesthouse is in the town itself rather than out at the park.

Around the guesthouse, the Sukhothai Bus Terminal is 500 m away and the evening market is 250 m away. Wat Khuha Suwan and Wat Ratchathani are temples close by, and Chaloem Phra Kiat Park is a green space in the town. The Sangkhalok Museum, which displays ceramics from the old kingdom, is 2.2 km away. For flights, Sukhothai Airport (THS) is 24.6 km from the guesthouse.

A day could start at Sukhothai Historical Park, 11.8 km away, where the brick and stone ruins of temples that once made up the capital are spread over a wide area, so a day there is best planned around a few main temples. Wat Maha That, the central temple of the old capital, and Wat Sa Si, with its well-known chedi, are among the main sites. Back in town, Chaloem Phra Kiat Park and the evening market make a simple end to the day, with the town's streets close at hand.
